Registration of contract of sale of property

Registration is a contract between the seller and the buyer of a property, according to which the seller sells his property to the buyer, takes legal form and the contract is registered in the real estate registry offices, after receiving the acknowledgment of both parties.

Buyers and sellers must be eighteen (18) years of age or older, or married and authorized by the court. If either of them is under eighteen (18) years of age, he/she must have a guardianship certificate or certificate of custody the approval of the office of the failures will be obtained.

The employee must have clearances (income tax, property tax, water and sewerage department, electricity department, municipality)

Five (5) to ten (10) days.

Price

- 2% of the estimated value of the property. Pursuant to paragraph (a) of Article 48 of the Official Judicial Law No. 114 of 1981, as amended.
- The rate of (1%) currency fees according to the fourth paragraph of the table of relative fees in the Federal Currency Law No. (71) of 2012 in force in the Kurdistan Region and amended by Law No. (9) of 2021
- The amount of (12,000) twelve thousand dinars for the committee to discover and evaluate the value of real estate according to the guidelines on the law on the valuation of real estate and interests No. (85) of 1978 as amended.
- The amount of (7,500) seven thousand five hundred dinars of judicial fees, according to paragraph (8) of Article (53) of the Official Judicial Law (114) of 1981 as amended.
- (750) seven hundred and fifty dinars Photograph of the registration paragraph (2) of article (54) of the Official Judicial Law No. (114) of 1981 as amended.
- The amount of (1,000) one thousand dinars of the official currency of the registration photograph according to item (36) of the schedule of fixed fees in the official currency of the Federal Law No. (71) of 2012 In force and amended in the Kurdistan Region by Law No. (9) of 2021.

- Amount of (750) seven hundred and fifty dinars form.
- Amount of (1,000) One thousand dinars Official currency of application form (10) according to item (49) of the schedule of fixed fees in the Official Federal Currency Law No. (71) of 2012 in force in the Kurdistan Region by Law No. (9). ) of the year 2021

Note: If there is a difference between the estimated price and the alternative price, whichever is higher will be charged a fee.

Procedures

Visit the office and submit an application.

Obtaining Form No. (10), which is specific to the sales transaction.

Visits the director's room, in order to stamp and sign special forms.

Visits the Assistant director’s room for approval and direction to other departments.

He visits the case room, in order to extract the case.

He visits the record room, in order to find the permanent record and verify it.

He visits the seizure room, in order to avoid seizure.

He visits the vault room, in order to pay the inspection fee.

He visits the discovery room for an examination.

Visits the Assistant Room to determine the registration and pool bills.

He visits the treasury room to pay the bill.

Visits the rooms of the Registrar and Assistants according to their boundaries, for the purpose of registration and recognition.

Send the transaction to the Board of Audit for verification.

After approval by the Board, he will retrieve his property registration photo
